Variation of Condition 2 to allow amendments to the approved drawings of planning permission 2017/02717/FUL granted 2nd February 2018 for the 'Demolition of all existing buildings on the site and redevelopment to provide a building of between 8 and 14 storeys in height plus two basement levels, comprising of 466 sqm GEA retail/commercial space (Class A1, A2 or A3) at ground floor level to the south and west of the building; office entrance, reception and ancillary office/gallery space to the east and north of the building at ground floor level fronting Hammersmith Grove and Glenthorne Road; service area to west accessed from Beadon Road including 1 accessible parking space; Class B1 office space from first to thirteenth floors (23,878 sqm GEA); plant enclosure at roof level; 15 car parking spaces, gym, plant, cycle storage and ancillary retail/office space in the two basement levels.' Amendments include introducing a phased approach to the scheme with Phase 1 being landscaping and Phase 2 the demolition and delivery of approved building plus amending the timing of the approved planning conditions to reflect the new phased approach.

Change of use of part of the ground floor from retail shop (Use Class A1) into a large HMO (Class Sui Generis), excavation of a new basement including the formation of a new lightwell in connection with the conversion of part of the ground floor to use as a large HMO to accommodate up to 10 residents; change of use of the first and second floor level from dental surgery (Class D1) into residential (Class C3), partial demolition of the existing building and erection of rear extensions at ground, first and second floor level in connection with the creation of 7 self-contained flats (1 x studio, 5 x 1 bedroom and 1 x 3 bedroom flat) over first and second floor level; alterations to external facades to include the installation of new windows and door openings; alterations to the shopfront; erection of new boundary walls; formation of roof terrace at second floor level; provision of new cycle and bin stores.

Change of use of the rear part of ground and first floor level from retail (Class E) into 2 x 2 bedroom self-contained flats (Class C3); erection of rear extensions at ground and first floor level following the demolition of existing rear garage and part of the ground floor back addition; installation of 2no rooflights above the roof of first floor back addition; alterations to the first floor terrace area to include the replacement of existing window with a door at the side elevation and the existing door with a window (to the new bathroom); installation of a new door to replace the existing window at ground floor level to the side elevation; installation of new fencing to the rear side elevation at ground floor level.
