The proposal is to convert the existing empty loft space above the studio annex at Valley lodge into a new bedroom, bathroom and office/dressing space for the existing occupant. The loft currently has sufficient head height for conversion; however as part of the work the applicant wishes to construct a front and rear dormer with new timber cladding (fire rated) matching that of the existing. To the rear the dormer will have a new frosted window of white upvc. To the front the door will be of grey aluminium to match that of the entrance door. The dormers will have a flat cold layer felt roof. To the side elevation an new vellum roof light will be created for the dressing room to provide additional light. To ensure fire safety a new door will be installed to the kitchen space with the existing annex becoming a living room

Demolition of existing front porch and 1st floor enclosed veranda, forming a new private driveway, car port, refuse, cycle store and two general gardens stores, forming a new from veranda/deck area on ground and first floors, various alterations to fenestrations, altering windows and doors and new external landscaping, forming terraces and retaining walls to allow for more accessible amenity spaces for the homeowners.

Erection of 1 x 4-bedroom detached dwelling with integral garage, 2 x 4-bedroom semi-detached dwellings, and replacement detached garage, with associated access, parking and landscaping. Variation of condition 2 of permission 20/00701/F: Increase in eaves height to roof pitch, change of appearance, repositioning and addition of windows.

To remove existing decorative stone balustrades around the garage roof, undertake remedial works to prevent water ingress and re instate a pitched roof with gable end to match the existing house (as as pre 2009). To remove the existing decorative stone balustrades forming protection to a small balcony to the house, undertake remedial works to prevent water ingress, hack off existing defective render. Re render the walls to match the adjacent finishes, construct a sloping tiled pitch roof and install matching new windows.
