Demolition of detached dwelling house, construction of 3 x three storey townhouses with roof top gardens.

Change of use of the rear ground floor commercial class E units to residential to extend the first floor residential unit into a single 2 bedroom family residential unit. The front Class E shop unit remains with the addition of a WC space to be self-contained. Demolition of an existing infill conservatory and replaced with a flat roof extension with skylights to link the main house to the rear studio. Existing PVC windows are replaced throughout with double glazed timber windows. Existing rear aluminium doors to the current studio are replaced with 3 sliding doors and 2 roof skylights are added to the rear roof facade.

Outline planning permission is sought to extend existing planning permission 19/AP/1116 granted on the 18/10/2019 for the: (Demolition of existing public house (Use Class A4) and construction of new, four storey plus basement mixed-used building comprising basement and ground floor drinking establishment (Use Class A4) with 8 residential units (x4 studio flats, x3 one bedroom flats and x1 two bedroom flat) (Use Class C3) on first, second and third floor levels with balcony amenity spaces and associated cycle and refuse storage) to create an additional 2 bed self contained residential unit on the roof.

Demolition of exisiting mansard and partial demolition of existing boundary wall to allow construction of three new storeys (including re-instatement of the mansard roof), ground floor rear extension to house the kitchen and bin store, new glazed stairwell to create four self-contained flats (3 X 2B4P and 1 X 1B2P), addition of flue pipe as well as external alterations including including changes to the ground floor doors and building's fenestration, (re-submission of 19/AP/2265).
