Extension 1. The application is for a renewal of an identical application that was approved in 2016. 2. The site currently accommodates a small house and two sheds. It is bounded by residential property on two sides, a paddock to the rear and is on the residential fringe of Westleton. The prevailing scale in the neighbourhood is varied with traditional one and two storey dwellings with one much larger property next door. 3. The existing house is to be extended to provide a single storey garage and an additional bedroom and ground floor bathroom to make the accommodation more modern and flexible. 4. The proposed dwelling will have no openings onto neighbouring properties and is screened by hedges and fences with the principal trees and boundary hedging and fencing being retained. 5. Highway access, bin and oil storage will be unchanged. 6. The exception is to increase the height of the existing perimeter willow fence to up to 3 meters (to graduate up after a minimum of 4 meters from the roadway) along the boundary between the cottage and the new building next door to improve privacy for both buildings following the new build increasing the land elevation in their back garden and increased scale of overlooking windows. 7. External materials are limited to brick and tiling compatible with local styles. 8. No biodiversity issues are presented by the proposals. 9. The site has been checked for contamination in 2017 and 2019 with no issues being found. 10. The site is not within a Conservation Area and the building is not listed.

1 .Remove dead/dying weeping Ash to approximate ground level 2. Fell 4 small Yew trees close to house to approximate ground level to make way for shed. 3. Yew - located between our house and adjoining property No 13. Work to be done: reduce to level of house guttering and shape all round. Tree No 3. Beech hedging - located front of house at public pavement. Work to be done: reduce to 6-7ft height and trim all round. Works at rear of house. These trees are all covered by a large overhanging Sycamore tree from our neighbour's garden: Tree No 4. 2 beech trees - located at boundary fence near neighbour's large, oversized Sycamore tree. Work to be done: cut to ground. Tree No5. Holly - small tree located 4ft away from Beech trees - see 4 - Work to be done: cut to ground. Tree No 6. Holly - large tree located near garden shed. Work to be done: cut to ground. Tree No 7. Sycamore tree located in neighbour's garden but branches dangerously overhanging into garden - approximately 30ft. To prevent risk of falling dead wood branches, and for safety reasons, the arborist noticed and recommended the removal these dead branches and cutting of a few limbs on the tree.
