The proposed works are to fell at ground level and treat the stump to prevent regrowth of the weeping willow tree at 30 Westbury Rd. The reason for the works is due to subsidence damage at 28 Westbury Rd and the tree being implicated in causing this damage. Alternatives to tree removal have been considered and thought impractical or ineffective. The reasonably foreseeable loss arising if removal of the tree is not allowed has been estimated as 340,000+VAT based on a building footprint of 150 sq m. made up of 50k pre-piling, 140k design and build piled raft, 100k post piling (internal rebuilding, bathroom, kitchen and conservatory etc and 50k alternative accommodation whilst the works are undertaken. If the tree is removed then the repair costs are estimated to be a total of 85,000 + VAT consisting of External and internal superstructure repairs and redecoration 40k, internal floor works 40K, alternative accommodation 5k The difference between these two sums is an estimate of foreseeable compensation claim if tree removal is not allowed.
