The proposed works are to fell at ground level and treat the stump to prevent regrowth of the weeping willow tree at 30 Westbury Rd. The reason for the works is due to subsidence damage at 28 Westbury Rd and the tree being implicated in causing this damage. Alternatives to tree removal have been considered and thought impractical or ineffective. The reasonably foreseeable loss arising if removal of the tree is not allowed has been estimated as 340,000+VAT based on a building footprint of 150 sq m. made up of 50k pre-piling, 140k design and build piled raft, 100k post piling (internal rebuilding, bathroom, kitchen and conservatory etc and 50k alternative accommodation whilst the works are undertaken. If the tree is removed then the repair costs are estimated to be a total of 85,000 + VAT consisting of External and internal superstructure repairs and redecoration 40k, internal floor works 40K, alternative accommodation 5k The difference between these two sums is an estimate of foreseeable compensation claim if tree removal is not allowed.

Scots Pine (T1) - Fell due to lean towards building and poor form to remove risk and allow more light into the garden which is due to be landscaped and re-planted. Sycamore (T2) - Crown lift a browse line of soft growth around 75mm at point of attachment to a height of the main limbs approx. 5-7m to allow more light in to the garden. Crown reduction on north side of approx. 15% (1-2m longest length of product), a light suppressive prune back of soft growth up to 100mm at point of attachment. This will allow the grown to be kept away from growing over the glass roof on the conservatory. Scots Pine (T3) - Fell - Honey fungus present at base and given the significance of the potential this could have on the root plate of the tree. The crown is also showing signs of spare needle coverage. Re-plant with fastigiate form tree which will not grow to large.

Excavation conducted so far with the approval of the Tree Offcicer to a depth of 600mm, only revealed one root of 20mm in diametre which has been pruned. The foundation will need further excavation to a probable depth of 1m, as this is below the normal rooting depth of most trees its unlikely that more roots will be revealed. If these are below 25mm in diametre they will be pruned, if above they will be retained.

The tree is 3rd along from the front boundary of 12 Sackville Street/1 The Spinney (4 trees in total). I have highlighted through photographs the area that needs cutting back. The tree is a horse chestnut that has one part that is overhanging the property of 12 Sackville Street and has caused damage to the conservatory roof by way of falling conkers. The conservatory roof needs replacing but before this is done we need to take back the branch that is overhanging and causing the problem.
