Application pursuant to Section 96A of the Town and Country Planning Act for non-material amendments to reserved matters approval for Plot 12 reference 17/6662/RMA dated 28/02/2018, (as amended by 20/0362/NMA Dated 7 February 2020, 20/1174/NMA, dated 4 September 2020 and 20/5694/NMA dated 1 April 2021) pursuant to Section 73 planning permission F/04687/13 dated 23 July 2014 for the redevelopment of the Brent Cross Cricklewood Regeneration Scheme. Amendments are sought to Condition 1 (approved drawings) to rationalise the internal layout and undertake elevational changes, including changes to: the configuration of retail units along the High Street South; the location and design of entrance doors; a reduction in size of the Housing Office; the rearrangement of refuse and cycle stores, risers and vents; amendments to the configuration of residential amenity spaces; the removal of entrance porches on the south elevation of Plot 12 South; fenestration changes; the addition of a railing to the roof of Plot 12 South; alterations of the basement car parking Layout resulting in an increase in car parking spaces from 357 to 361 spaces across the combined basement; amendments to basement plant, tank and pump rooms; Changes include floor space amendments. Landscape changes include changes to the park layout of the Pocket Park and the introduction of a new outdoor nursery space to the west with fence and gate; as well as materiality, lighting and planting strategy changes to the public realm. In addition the deletion of Condition 14 (Vehicular Access and Egress to Plot 12) and Condition 8 (Car Parking in the Vicinity of Plot 12), the alteration of Condition 7 (Landscaping details), Condition 9 (Residential Parking Management), and Condition 10 (Visitor and Loading Bays) to incorporate updated drawing numbers and the addition of Condition 19 and Informative 8 to require the submission of details of nursery fence and landscaping of the outdoor nursery space are also sought.

Variation of Condition 2 pursuant to planning appeal APP/N5090/W/15/3004620 dated 11/06/2015 planning ref (H/03301/14) for `Two storey side/rear extension and alterations to front facade and fenestration. Change of use from Use Class A4 (Pub) to A1 (Retail) at ground floor and Use Class B1 (Office) at first floor. Refurbishment of existing first floor offices. Creation of 3no. additional upper floors to facilitate 9no. self-contained flats. Refuse facilities, cycle store and 1no. disabled parking to the rear.` Amendments include changes to brick type, steel railings omitted in lieu of toughened glass panels to both residential Juliette balconies and first floor terrace balustrade. Relocation of Juliette balconies and additional two added. Roof top structures for secondary means of escape provision omitted. Use of first floor room as kitchen instead of an office. Additional rooflights to roof and installation of a roof top plant. Amendment to shop front glazing and doors. Change of location to proposed signage. Alteration to proposed material to ground floor plan, increase of parapet hight to rear. Alterations to upper floor to include 4no upvc windows and changes to parapet detail

Erection of 2 storey building with office use at ground floor level and 2no flats at first floor level. Associated refuse/recycling store, cycle store`. Variations to include positioning of ground and first floor windows. New AOV window to the rear roof slope. Amendment to boundary wall/railings, to provide a buffer and visual separation from pedestrians. Column to ground floor to provide sufficient structural support to first floor overhang
