Conversion of garage to habitable space with new roof. External and internal alterations

Enlargement of basement, addition of an external loggia, rebuilding of the garage/outbuilding in arts and crafts style and site works to include new vehicular access. Internal alterations including new partitions, repairs, reinstatement of historic features and alterations to fenestration on north elevation (LISTED BUILDING CONSENT)

External works to include the conversion of the existing garage into habitable use. Addition of one conservation rooflight in the separate rear roof slope. Addition of 2 sets of 4 light windows in the rear walls of the extended kitchen and the garage to the same proportion and to match existing fenestration and leaded lights. Enclosure of the pitched roof link between the main house and converted garage with matching glazed doors and sidelights. Addition of 2 wall mounted A/C condensers on the side elevation. Internal works to include removal of internal non-original walls separating the kitchen, toilet and utility room. Form new opening between the entrance hall and breakfast room, using matching frame, architraves and door. Remove door and block up opening between inner hall and kitchen retaining existing frame and architrave. In converted garage erect internal partitions of skimmed plasterboard on insulated studwork to separate bedsitting room from Utility room and shower room, with new door openings and using matching frames, architraves and doors. Line external walls, the retained garage doors and underside of roof slopes of the converted garage with skimmed insulated plasterboard and floors with matching timber on stud with insulation batts fitted tightly between.
