RETROSPECTIVE Application T1 Oak - Twin stem failed tree. One of the stems uprooted in very mild weather due to extensive root rot on the night of 25/06/23. This effectively removed all of the base anchoring the remaining standing stem on the windward side, leaving it entirely loaded and leaning at 45?> directly towards the house, well within the trees drop zone. There was no option to prop it due to the area beneath being tarmac and part of the car park / turning area. Nor was there a substantial tree to strap and secure it to. Remaining stem removed under the rule of exception for safety 27/06/23. Suspected underground water course in the same line running north to south which is the downward gradient from Ilkley Moors to the River. Exact same circumstance occurred February 2022 with a failed Oak tree, thoroughly rotted up through the base, which landed in the garage at the neighbouring property on Kings Road, under app 22/00910/CPN.

T1 Beech - Lift tree over the garden to 4m max, and prune to clear garage roof by 2m. T2 Conifer - Trim tree on the other side to clear the garage roof by 2m. See marked photos

T1 mature Sycamore - Reduce by 5m leaving at approx 10m in height. Reduce lateral spread over garage by removal of 3m max, remaining 4m approx on lowest limbs and 5m on mid level limbs. T2 self seeded Chestnut - Remove and not replace

T1 Goat Willow - Reduce the overhanging side (above the garage roof) back to a suitable boundary approx 2m and clear the phone lines on the other side T2 Sycamore multi stem - Fell

CH1 Cherry species - Remove lowest 2 branches which have been previously pruned, crown lift to 5.2m over the road and 2.5m over the grassed area, crown reduce away from garage to give a 2-3m clearance, crown reduce away from streetlight, giving a clearance of 1m. CH2 Cherry species - Remove limb which is strangling the main stem. Remove smaller limb which comes from the base of the main stem, crown lift to 2.5m over the grass. Reduce the privet down to waist height.

T1 Cherry - Reduce in height from 5m to 3m T2 Sycamore - Crown lift to 4m to give clearance to the garage

Change of use of one agricultural building to a C3 dwelling house and partial change of use of associated barn to form ancillary garage, with remainder demolished to form curtilage

Demoliton of 2 x redundant below ground, column guided gas storage vessels and 1 x pebble dashed / concrete walled garage (<50m3).

T1 Sycamore - Crown lift to 5.5m over the drive T2 Beech - Radially reduce away from the garage to give 3m clearance T3 Holly - Fell to allow replanting of the adjacent area
