It is also approximately 10 metres from the house at 27 The Paddocks. Several branches overhang this land and others are also very near to the roof of 27 The Paddocks. Birds perch on the edge of the branches and leave unpleasant "deposits" on the ground which causes a health and safety hazard to people using this land, especially children. As the tree continues to grow there is also the potential for damage to underground pipes and foundations.

Demolition of existing college buildings, structures and facilities and the erection of a 75 bedroom care home and 19 No. age-restricted LifeLong Homes for those 55 years of age and over (and/or those living with, or supporting someone with a disability), alteration to access; supporting site infrastructure including sub-station, visitor parking, hard and soft landscaping, fences, boundary screening and SuDS; new public access to an established open space; widening of public footpath along Church Lane to improve pedestrian access.
