Removal of existing outbuilding/store and erection of single storey dwelling (C3) fronting Elm Road, repositioning of site boundary fence and associated alterations.

1. There is a yew tree (T14) between our house at 18 Hazeldene Meads and the adjacent property at 16 Hazeldene Meads. It is now overgrown and is almost touching the two houses. We are concerned about the roots affecting the property at 16 Hazeldene Meads where the property was recently extended to become close to the boundary fence. At 18 Hazeldene Meads, it is affecting the light into our property and will encroach onto the roof and cause damage if allowed to grow. T14 Yew - Reduce in height by approx. 2m so that the top of the tree is at the same level as the adjacent gutter of 18 Hazeldene meads. Prune the sides of the tree to give 1m clearance of the properties on either side. T15 Silver Birch - Reduce the size of the crown by a maximum of 1.5m and remove dead wood.

Removal of concrete plinth and stairs at rear and replacement with raised wooden decking and stairs. New boundary fence.

Erection of single storey rear extension to replace existing outbuilding and shed. Removal of rear access and replacement with brick infill to existing low boundary wall with fence above and associated works.

Erection of first floor rear extension incorporating replacement of rear boundary fencing with new parapet wall and doorway to provide access from New Dorset Street.

Installation of raised decking to rear with balustrade, steps to garden and new fence to south boundary.

Installation of retractable roof awning to replace existing plastic lean to roof and new timber trellis fencing on top of existing boundary wall. Alterations to reduce size of existing rear plastic lean to roof and raise height of existing boundary wall to side elevation. (Part-retrospective)

Western Boundary of Southern Block G1 - 3 x Elm & 1 x Holly - Option A Cut back from the building to give 3 metres clearance from the building structure T2 - 1 x Elder - Option A Cut back from the building to give 3 metres clearance from the building structure 3 elm trees are very close to the building and touching in places, with the potential to cause damage to the property. The suggested works will prevent any damage caused by further growth and movement of tree branches. Boundary Fence G3 - 3 x Sycamore & 1 x Bay Cut back as close as possible to the bounday and stack on the other side of the fence The group of trees overhanging from the neighbouring property are causing light loss and nuisance to the residents. The suggested works will prevent any continuing problems.

Garden works to rear to remove T1 Cherry tree, replace staircase between LGF to GF garden levels, replace timber decking to existing roof terrace, minor works to reduce existing retaining wall height, construct new timber pergola and shed and replace timber fence to one boundary wall.
