Installation of new painted timber windows & doors to existing openings on the rear elevation; Opening up of existing lower ground front room chimney breast & minor layout alterations, including creating new openings in the spine wall; Reconnecting the lower ground floor (currently set out as self contained) with the rest of the house through the removal of non-original stair enclosure; Restoration of an upper ground floor principle room in relocating the kitchen to its assumed original position in the lower ground floor; Restoration a first floor principle room layout by relocating bathroom to second floor level; Low level planting alterations to front & rear gardens.

Proposed strip out of the existing front of house Pumpkin retail unit and the construction of a new Cafe Local retail unit located on Platform 10 and 12 at Bristol Temple Meads Railway Station, Bristol. The demolition works include floors, internal walls, ceilings, counters and signage to accommodate the new Cafe Local brand fit out. All works to be contained within the existing site demise area and external illuminated signage to be replaced in the same location as the existing signage with new internally applied window graphics.

Proposed loft conversion, including a new dormer to the rear elevation and a hip-to-gable extension to the north-west elevation, over-cladding of the existing single storey rear extension with timber, re-rendering of the main house, and replacing existing windows to the property.

Application for approval of details reserved by condition 2 (window details) of permission 20/01291/H, which approved the replacement of the rear extension and steps to the garden; all single glazed and uPVC windows with new, timber, double glazed, sash windows; reinstatement of 2 side windows at first and second floors; new steps to basement from the garden; timber garden wall replaced with rendered blockwork (to match the existing house finish); and replacement of hatch to roof with installation of new rooflight.

Application under section 19 for the removal of conditions 2 (Unauthorised windows/doors) & 3 (new works to match) following grant of planning permission 21/00941/LA for the Installation of 1no. Pod Point Solo Smart home charger at the rear of the building against an external kitchen wall.

Replace windows and French doors at the rear of the house.

Replacement of existing uPVC windows with new timber windows with slimline double glazing. New window opening with timber casement window to rear of outrigger (first floor). First floor rear window opening of main house increased in size with new double timber sash window.

Conversion of existing garage into home office and utility room, including a first floor mezzanine and a dormer window to the rear.

Change the flat roof to pitch roof on rear element of the house, install sliding/folding doors to rear and block up North window on the ground floor.

Proposed internal and external alterations to a dwelling house- Installation of new internal partition walls to provide fire protection for means of escape, forming new door opening between GF rooms, alterations to existing doors and windows to rear elevation at basement level and installation of new timber glazed doors, installation of new floor access hatch and fixed timber ladder down to cellar, form new WC to half landing level between GFL and FFL, install new polyester powder coated aluminium glazed door to existing roof terrace and the removal of the modern handrail to roof terrace and installation of new glass balustrade.
