Listed Building Consent application to amend proposals listed in Condition 3 (List of Approved Plans) consented under application ref 21/02930/LA - Demolition of existing garage and greenhouse, alterations to boundary wall, and construction of a single dwelling house (Use Class C3) - now proposed change to the location of the pedestrian access north east from the approved location.

Installing roof windows and sun pipe on roof slope not facing the highway. Installing fencing above the existing boundary wall along Crow Lane.

Increase the width of the vehicular entrance to drive by removing a section of the western boundary wall facing into Southernhay Avenue. The stone wall is also in need of repair so we want to both repair and rebuild.

Redevelopment of the site for: (Plot 1) Removal of the Shed 4 western gable wall; (Plot 2) Removal of Shed 4 (excluding wall to canal), insertion of opening into boundary wall and lowering/removal of material; (Plot 3) Removal of Shed 3, removal of Sheds 2a-c; (Plot 4) Insertion of pedestrian access opening into the northern boundary wall of shed 1b, alterations to the South wall of Shed 1b/north wall of Shed 2b, Restoration/rebuild of Shed 1a; (Plot 5) Reduction in height of the walls attached to the North Gateway, removal of western Hammer Forge Wall, reduction of Northern Hammer Forge Wall, demolition and rebuild of Eastern Hammer Forge wall. Works to the Boiler Shop, including new openings in the Western gable end, replacement of asbestos cement roof, removal of post-war cladding and glazing between piers, internal works including new floor level; (Plots 2-5) Potential stabilisation to the early 19th century Feeder Canal rubble stone wall.

Pitched roof covering replacement (high level, main roof only), to include disposal of current concrete tile roof covering and reinstatement of original slate roof using Heather Blue Welsh slate. Renewal of all lead work and valley gutter lining and replacement of existing Velux roof light (conservation style, flush sitting). Chimney repairs to include replacement pots (matched to the original), flaunching and ventilated caps. Replacement of aluminium rainwater goods throughout. Stone repairs to ashlar front elevation, and other repairs to stucco render. Complete sash window overhaul and upgrade, with timber casement/fixed light windows to be serviced, with any decay repaired ahead of full redecorations. Repair and redecoration of all joinery and redecoration of painted stucco elevations. Re-rendering of boundary wall where the existing render is failing.

Removal and section of boundary wall and replacement We wish to pursue the second option by replacing about 2.5 metres of wall with an aluminium fence that matches the existing black painted aluminium gates.We also want to increase the width of the opening between the gates by 14 cm, which at present is only 2.2 metres. The gates have been scraped many times from wing mirrors on the increasingly wide cars. 14 cm is the width of one section of the existing gate.

Erection of 1.4m high rubble stone boundary wall in garden, installation of reclaimed wrought iron gate and internal alterations to layout to revise bedrooms, ensuite and associated works.
