Listed building works to strip & replace roof covering (with natural clay tiles) & valley gutters, replace failed & leaking skylights (aluminium conservation style), re-pointing & replacement of flaunching to chimney stacks & detailing at parapets & historic patch repairs. Additional areas of stonework & render repair, minor timber repairs to windows & fanlights, treatments to metal finishes to balconies & railings & internal finishes affected by water ingress & general wear & tear.

To install new external extraction duct work to the building, consisting of small diameter galvanised round ducting, to exit the building at ground floor level, within a rear open alleyway, that is not visible from any public access routes. Duct work will run vertically to roof line.

Proposed roof terrace above Flat 17 Cornwallis House including new glazed access hatch and internal space saving stairs, with associated internal alterations.

Installation of 14 solar panels to the pitched roof and an inverter on the third floor.

Roof repair works.

Cement render removal and replacement with a lime render. Re-roofing works and insulation upgrade to roofs. Refurbishment of the 2nd floor bathroom and new walk-in wardrobe. Interior repair work including the conservation and repair of the existing fireplaces; lime plaster repair work on an ad hoc basis; repairs to floorboards and introduction new skirtings, shutters and architraves. Relocation of the boiler and heating appliances to the 2nd floor. Repairs and tanking to north wall to prevent water ingress.

Installation of photovoltaic panels to the south-facing roof and the addition of an air-conditioning system.

General maintenance to the external elevations front and rear including the redecoration of existing (not original) timber sash windows in colour to match existing; redecoration of existing (not original) timber pedestrian doors in colour to match existing; redecoration of existing cement (not original) render in colour to match existing; redecoration of metal railings in colour to match existing; clearance of gutters and valleys; review condition of timber elements and repairs as required; review condition of cement render and repairs as required; review of roof coverings and details and repairs as required.

Replacement of roof finishes to rear roof.

Removal of the existing non-original concrete roof tiles, battens and membrane. Replacement with a breathable membrane, treated timber battens and natural clay tiles. Code 4 leadwork to all associated flashings and abutments.
