Replace existing UPVC conservatory with flat roof single-storey Extension. Alter Doors/Windows to rear of house.

Internal alteration to modern garage building. New internal family bathroom to main house. Removal of lean to conservatory and creation of new orangery to main house.

Extension to detached garage with a proposed reduction in the current size (retrospective), proposed removal of unauthorised dormer window, porch canopy to garage (retrospective) and proposed reduction in size of existing conservatory to house.

The tree trunk is between 27 and 29 Holly Dell but grows predominantly over 27 garden. We have discussed this with 29 and they agree. Oak Tree - Crown reduction to prevent branches contacting the roof of the house and conservatory. The tree also needs to be balanced as it has grown predominantly over our garden at 27.

Construction of conservatory connected to house.

Replace conservatory with an orangery (3m x 5m). There is already a 2m extension in place from the orginal wall of the house, so full length from original back of house including extension and conservatory together will be 5m.

The proposal is to demolish the 1980's conservatory attached to the south face of the house because the wooden shell is rotten and the glass panels are unsafe. Ref for original planning B13113/1985 This will not be replaced in situ
