Horizontal extension at 8th and 9th floor levels and three-storey vertical extension plus plant enclosure to create Class E floorspace; alterations and refurbishment to existing windows and facades; structural alterations and repositioning of cores; creation of new and refurbished entrances on Gresham Street and at the junction of Aldermanbury and Love Lane; creation of inset balconies; creation of roof terraces at levels 8, 10 and 12; removal and replacement of plant and installation of PV; public realm improvements for new hard and soft landscaping; removal of ground floor mezzanine level facilitating the provision of retail frontages and retail units to Aldermanbury; provision of cycle storage and other works incidental to the development.

Extensions and alterations to include: the formation of terrace areas at level 7, alteration of office entrances and facades at ground and podium level to include the addition of mesh panels to the ground floor facade, removal of glazing on elevations to Wood Street and Monkwell Square and the creation of balconies from podium to level 18, reconfiguration Class E uses at ground and podium level; change of use of former wine bar from Sui Generis Use to Use Class E; provision of pop up space at podium level for retail / leisure; alteration of Alban Highwalk City Walkway and declaration of new areas of City Walkway; new access arrangements to include the replacement of escalators to Wood Street South with new stairwell; removal of escalators to Wood Street North and insertion of new lift for public use; infill of office atria; associated hard and soft landscaping to include revision of cycle parking and associated works.

Application under Section 73 of the Town and Country Planning Act 1990 to vary Condition 10 (Part D, E & G) (Detailed Design), 17 (Landscaping Detailing) and 30 (Approved Drawings) of Planning Permission dated 18 March 2021 (ref. 20/00214/FULMAJ) to enable: (i) Enlargement of the North West Lifts; (ii) Alterations to the cores at level six including plant layout and lift overruns; and (iii) Submission of design detail reserved by Condition 10 (Part D, E & G) and Condition 17.

Alteration and extension of the existing building for commercial use to include: (i) additional office floorspace (Use Class Eg) through infill extensions at upper levels and projecting north and east facade extensions above ground level; (ii) creation of two flexible commercial units (Class Ea/b/c/d/g) at ground floor; (iii) altered and additional entrances; (iv) creation of office amenity terraces and altered plant enclosures; (v) facade alterations including urban greening; (vi) landscaping; and (vii) associated works including the provision of improved access to the Scheduled Monument at basement level.

Alterations to the main entrance including replacement of existing sliding doors with new revolving doors, and replacement of east entrance sliding doors with revolving doors; new soft and hard landscaping at the main entrances and external lighting.

Refurbishment and extension of the building to create additional floorspace with roof terrace for Class E use; erection of a pavilion structure at roof level; installation of new terrace areas with associated landscaping and balustrades; extension of existing plant enclosure; installation of plant equipment and kitchen extract duct; alterations to facade, including works to clock face on Fleet Street, and at ground floor level; alterations and extension to existing windows and vitrines; provision of new ancillary facilities and other associated works.

Refurbishment of lower ground and ground floors of the building, comprising: (i) the installation of 2no. replacement entrance doors and the refurbishment of 2no. entrance doors; (ii) alteration to the existing ground floor railings including the installation of 2no. gates; (iii) the installation of an external staircase to the lower ground floor level and external platform lift; (iv) the infilling of 1no lightwell with a new roof and associated landscaping at ground floor level; (v) the installation of external plant condensers within the lower ground floor lightwells and internal vaults and associated works; and (vi) alterations to cycle storage and refuse storage.

Alteration and extension of the existing office building (Class Eg(i)) incorporating a local community/cultural space (Class Eg(i)/F2) at ground floor; to include additional floorspace through upward and infill extensions (+2485sq.m GIA uplift); altered and additional entrances; creation of office amenity terraces and plant enclosures; facade alterations including urban greening; new landscaping; and associated works.

Partial demolition, alteration and extension to provide office and flexible office/restaurant floorspace (Class E) at ground, lower ground and basement level and office floorspace (Class E) on upper levels comprising (i) demolition of level 7 and plant enclosure above; (ii) creation of new office floorplates at levels 7, 8, and 9 and plant enclosure above; (iii) retention of lower ground and basement level and concrete frame at ground to level 6 with replacement front and rear facades; (iv) remodelling of office entrance, associated external alterations at street level including creation of new entrance; (v) creation of external terraces and associated hard and soft landscaping; (vi) provision of ancillary cycle parking and associated facilities; and (vii) other ancillary works.

Extensions, alterations and change of use including: (i) Change of use of part basement and part ground floor from sui generis (drinking establishment) to flexible Class E (retail/restaurant/office) and sui generis (drinking establishment) and extension at ground floor; (ii) single and double storey extensions at roof level to form new Class E(g) use (office); (iii) double height extension at ground floor to form enlarged office entrance at Basinghall Street; (iv) use of office fronting Coleman street for flexible Class E (retail/restaurant/office) and associated alterations to building entrances with open arcade and retail frontages; (v) creation of terraces to Basinghall Street, the south elevation, and at roof level and changes to existing terraces including installation of structures; (vi) hard and soft landscaping at Basinghall Street and Coleman Street; (vii) provision of ancillary external and internal cycle parking and facilities; (viii) installation of plant at roof level; and associated works.
