Demolition of the existing building at 1-6 Holborn Circus (known as Thavies Inn House) and the erection of a ten storey Class E building for office use with Class E retail use at part ground floor level with works to include reinstatement and new pedestrian routes through the site; hard and soft landscaping works including removal and replacement trees within the public highway, and creation of pocket park in Thavies Inn; widening of the footway on St Andrew Street; and other works incidental to the proposed development.

Alterations to Finsbury Circus Gardens including the construction of a new park office building, pavilion cafe (Use Class E) and gardeners storage yard, the re-instatement and re-location of the listed fountain, relocation of an unlisted fountain, demolition of the bandstand, hard and soft landscape works including removal of 12 trees and 4 trees to be crown lifted.

Alterations to fenestration, removal of portion of masonry wall, and erection of new stair at the rear of 80 Cheapside to create new entrance; and reconfiguration of St Pancras Churchyard Gardens open space, including new railings and gates to Pancras Lane and removal of Locust 'Sunburst' (Gleditsia triacanthos) tree.

Temporary installation of a sculpture for a period of up to 12 months, as part of the 9th edition of Sculpture in the City, to be taken down on or before 13 December 2021 with an expected de-installation in March 2021: Arcadia by Leo Fitzmaurice (previously exhibited in front of 99 Bishopsgate tree)
