Comprehensive redevelopment of the site for mixed use including demolition of the existing buildings and construction of up to seven new buildings comprising new homes (Use Class C3), purpose built student accommodation (Sui Generis), industrial uses (Use Classes E, B2 and B8 and Sui Generis), flexible commercial and community space (Use Classes E, F1 and F2), safeguarding of land for new station and pedestrian bridge, upgrade works to facilitate access to existing station, diversion of existing culverts, new public realm, landscaping, internal and external amenity space and playspace, car and cycle parking and associated works including plant and infrastructure and other minor works incidental to the proposed development.

EIA Scoping Opinion request under regulation 15 of the Town and Country Planning (Environmental Impact Assessment) Regulations 2017 for the redevelopment of a site known as Puddle Dock. The proposal involves highways works which will divide the development in three Zones (A, B and C Zones). The Zones comprise a mix of office and retail floorspace (Use Class E) up to approximately 114,160 sqm GEA and culture offer, distributed across eight blocks/buildings. The development would replace existing accommodation for the City of London School for Boys and associated rooftop MUGA and provide new public realm and roof garden/terraces.

Demolition of all structures associated with the petrol filling station, decontamination/remediation and redevelopment of the site to comprise the retention, refurbishment and vertical extension to Vintage House (Use Class E) and development of two linked towers, in addition to basement levels, consisting of hotel accommodation (Use Class C1) together with ancillary floorspace, car and bicycle parking, and all necessary ancillary and enabling works.
