Variation of condition 2 (approved drawings) of planning permission 2020/3583/P granted 30/07/2021 for the demolition of 247 Tottenham Court Road, 3 Bayley Street, 1 Morwell Street, 2-3 Morwell Street and 4 Morwell Street and the erection of a mixed use office led development comprising ground plus five storey building for office (Class B1) use, flexible uses at ground and basement (Class A1/A2/A3/B1/D1/D2), residential (Class C3) use, basement excavation, provision of roof terraces, roof level plant equipment and enclosures, cycle parking, public realm and other associated works. PROPOSED AMENDMENTS include alterations to plant and plant enclosures, changes to cores and lift overruns for fire safety, increase in area of green roof and PV panels, and new escape gate, all at roof level.

Variation of condition 12 of listed building consent dated 8th December 2020 (RN 20/06290/COLBC) for the Installation of scaffold fixings, window repairs, roof repairs and installation of loft insulation, replacement of spalled brickwork/brickwork repairs and repointing, repairs and localised replacement of RWG and SVPs, replacement of flat entrance doors, replacement floor coverings, fire safety upgrades in communal areas and replacement lighting to communal areas, NAMELY to allow removal of pointing using mechanical disk cutting tools along with hand tools.

Variation of condition 11 of listed building consent dated 11 December 2020 (RN: 20/06746/COLBC) for the: Installation of scaffold fixings, window repairs, roof repairs and installation of loft insulation, replacement of spalled brickwork/brickwork repairs and repointing, repairs and localised replacement of RWG and SVPs, replacement of flat entrance doors, replacement floor coverings, fire safety upgrades in communal areas and replacement lighting to communal areas and exterior. Namely, to allow careful removal of pointing using mechanical disk cutting tools.

Variation of condition 12 of listed building consent dated 14 September 2020 (RN: 20/03561/COLBC) for the: Alterations and repairs to windows, roof and brickwork, including repointing to isolated areas, repairs and localised replacement of rain water and soil vent pipes, replacement of flat entrance doors and associated internal works. Namely, to allow removal of pointing using mechanical disk cutting tools and hand bolstering.

Variation of condition 9 of listed building consent dated 19 June 2020 (RN: 20/01660/COLBC) for alterations and repairs to windows, roof, brickwork, rain water and soil vent pipes, and main entrance door and internal alterations including replacement of front entrance doors of flats and associated works; Namely, to allow the removal of pointing using mechanical disk cutting tools as well as hand bolstering.

Variation of condition 12 of listed building consent dated 10 march 2020 (RN: 19/09131/COLBC) for the: Installation of scaffold fixings, window repairs, roof repairs and installation of loft insulation, replacement of spalled brickwork/brickwork repairs and repointing, repairs and localised replacement of RWG and SVPs, replacement of flat entrance doors, fire safety upgrades in communal areas including compartmentation, containment, signage, communal cupboard doors, door entry system and fire detection equipment and replacement lighting to communal areas. NAMELY, to allow careful removal of mortar using mechanical disk cutting tools and/or hand tools, as appropriate to the type of mortar being removed.
