Variation of Conditions 7 and 9 of planning permission dated 28 September 2021 (RN: 21/02324/FULL) for the: Excavation of a new basement level, erection of a mansard roof extension, and two storey infill extension (rear ground and lower ground floor level) and remodelling of the ground and first floor extensions to the existing closet wing and single storey extension at rear third floor level; NAMELY, to allow the removal of existing tree and replacement with a new tree and submission of Phases 1-3 of the contaminated land remediation details.

Amendments to planning permission dated 28th August 2020 (RN: 20/04156/FULL) for the remodelling of existing single storey extension at fifth floor level and associated alterations; namely, to raise top of roof of extension by 200mm.

External alterations to the building including: alterations to the front facade; replacement entrance, shopfront and canopy; remodelling of the rear facade at the sixth and seventh floors; installation of roof terraces at the sixth floor, seventh floor and at roof level; extension of lift shaft to roof level; new plant enclosure; lightwell infill; and associated external works in connection with the ongoing use of the building as offices (Class E).

Amendments to planning permission dated 20th December 2019 (RN 19/07003/FULL) for the replacement of front facade, remodelling of seventh floor with plant enclosure above, removal of external escape stair and rear extension on first to seventh floors for Class B1 office use. Creation of ornate terrace at rear first and second floor level (no general access) and with creation of balconies/terraces at 5th to 8th floor level to the rear and 6th to 7th levels on the Hanover Street frontages for use in association with the office (Class B1) accommodation; erection of a fire escape platform at rear third floor level to serve neighbouring buildings, use of part basement and part ground floor as restaurant (Class A3). NAMELY, to simplification of Zinc Standing Seam Cladding pattern as part of the design development; Reduction of UKPN door height (decorative fins continue full height) to accord with technical requirements; Restaurant entrance door widened to comply with fire strategy and moved to align with windows above; Indent introduced at side of rear facade; addition of external ductwork in recessed indent. This is due to technical ME requirements and the reduction in the building footprint; Extents of glazing screen on ground floor rear facade reduced in accordance with the requirements under Building Regulations Part B; Extents of green wall on 8th floor terrace revised as part of refining the hard and soft landscaping strategy; Addition of 10 secure cycle parking spaces for the restaurant as required by Condition 11; Addition of external cast iron hoppers and drain pipes on rear facade to facilitate drainage of roof areas; Form of rooflights on First Floor simplified to better fit with architectural style of proposal; and details of the junction between the proposed new front facade and neighbouring properties refined.

Remodelling of the rear facade, increase in height of rear closet wing and relocation of existing air conditioning unit on the raised flat roof over the ground floor extension.
