Variation of condition 1, removal of condition 38 and details pursuant to conditions 23 and 34 of planning permission dated 20 February 2017 (RN:16/10919/FULL) which itself varied condition 1 of planning permission dated 15 August 2016 (RN:15/11234/FULL) for substantial demolition of existing buildings and redevelopment of the site to provide a mixed-use scheme accommodating a new building comprising basements, ground floor and part eight upper storeys plus rooftop plant with frontages to Charing Cross Road and Manette Street; refurbishment of buildings on Greek Street; in connection with use of the buildings for offices, retail, restaurants, art gallery/art education use, nightclub and eight residential dwellings; provision within basements of plant equipment, waste rooms and cycle parking; new public realm and pedestrian route through the site from Manette Street to Greek Street; and associated external works. Namely, changes to internal layout of building with frontages to Charing Cross Road and Manette Street with use of part basement level 2 as back of house space, relocation of building maintenance unit to ninth floor, erection of steel deck within plant structure at roof level and changes to terrace areas and massing of building; alterations to rear of building, roof form and layout of residential accommodation and installation of plant machinery at 12-13 Greek Street; alterations to the link building; changes to windows on rear façade and increase in parapet height by 700mm at 14 Greek Street; Installation of second gate to ground level passageway; omission of requirement for obscure glass on south elevation; and provision of details of a scheme of public art and gates to the pedestrian route.

Amendments to planning permission dated 02nd June 2021 (RN: 21/03676/FULL) for introduction of new timber bi-fold casement windows at ground floor; introduction of new timber double doors to the second floor Foubert's Place elevation to provide access to the roof terrace; provision of a kitchen extract duct to the side elevation of Lasenby House (32 Kingly Street) to roof level; construction of a plant enclosure to the roof; and extending internal stair from first to second floors within the lightwell at rear of the building. NAMELY, revised route of extract duct through the rear wall at 1st floor level and around the lift shaft; revision to door location in slate clad plant enclosure; omission of vertical extension in lightwell at 2nd floor level.

Amendments to planning permission 28th July 2022 (RN: 22/03278/FULL) Excavation of a basement extension under footprint of main house and under part of rear garden, replace windows, alterations to facades and at roof level including two new dormers fronting on Marlborough Place and a rear dormer and associated external alterations. Namely, provide a small light well and two windows looking onto the light well at basement level.

Mansard roof extension, ground floor and first floor rear extension, balcony and stair to garden, alterations to fenestration all in connection with the amalgamation of lower ground floor flat (A) and upper floor maisonette (B) to form a single family dwelling house

Demolition of the existing hipped roof and construction of a roof extension, a rear extension involving the infill of an existing undercroft area at ground floor, the replacement of an existing link building (between the building fronting Chapel Side and Esca House to the rear) and an additional second floor storey, and the excavation of a basement under the main building, in association with the change of use of the ground and first to residential flats (Class C3). Variation of condition 1 and13 of planning permission dated 06 January 2022 (20/05147/FULL) for 'Part demolition of rooftop plant room and creation of a single storey roof extension at Brettenham House to provide B1 office floorspace; associated creation of terraces to the north and south part of the roofs; replacement and relocation of roof plant to basement level at Brettenham House; creation of a new office entrance to Savoy Street at basement level one of Brettenham House; refurbishment of ground floor shopfronts at Brettenham House on Lancaster Place facade; provision of cycle parking and associated facilities in the basement of Brettenham House; replacement of all the external windows and associated facade maintenance and cleaning and associated works at Brettenham House and 1 Lancaster Place'. Namely, to allow the following amendments: (1) the two double doors adjacent to the bays on Savoy Street to be relocated to allow for UKPN substation access and fire egress; (2) the louvre on Savoy Street will be replaced by a single fire escape door; (3) the double height roller shutter with wicket door will be replaced by a smaller double door and window on Savoy Street; (4) internal layout amendments at Basement 2 level including relocation of the disabled parking bays to Savoy Street, if the demand arises; and (5) relocation of the accessible entrance to the building.
