Excavation of basement level beneath footprint of existing house with walk on rooflights; Rebuilding of bathroom extension at lower ground floor; Erection of extension at ground floor level over octagonal wing and creation of new parapet; Erection of infill extension on northeast elevation; Remodelling of bay on southeast elevation at lower ground floor level; Erection of replacement dormer; Demolition of existing retaining walls on south east elevation and eastern lightwell and construction of new metal escape stairs in these location; Replacement of windows; Rationalisation of drainage, repair of stucco render, repair/ refurbishment and part replacement of existing roof, refurbishment/ replacement of existing chimney and pots; Installation of Plant Machinery; Erection of bin and bike store to front garden; and associated external alterations.

Demolition of existing single storey, flat roofed rear extension which sits between lower and upper floor levels and the erection of a larger rear extension with a mansard roof to create a two storey internal space. At roof level of the main building, construction of a new dormer to the west facing pitch and the enlargement of the existing east facing dormer, both with rooflights. New rooflight is proposed to the front roofslope.

Excavation and construction of extension at lower ground floor, including erection of a new conservatory to east elevation, erection of new dormer and new rooflight, installation of two French doors and Juliet balconies to east elevation, landscaping of garden and associated works.

Variation of conditions 1, 5 ,11 and 12 attached to the planning permission dated 25 January 2019 (RN 18/10192/FULL) which varied the original planning permission dated 17 April 2018 (RN 17/09039/FULL) for: the Demolition of existing workshop to side of building, excavation of basement with rear lightwells, erection of side and rear extensions at lower ground floor level and two dormers to side and rear at roof level ; NAMELY, to vary the wording of condition 5 in respect of the side dormer as building , other external changes to the consented design , compliance with Appendix A of the Code of Construction Practice , and replacement tree planting .
