Access will be provided from the gated side access adjacent to 50 Morelands Avenue but falls within the application boundary. The heat pump will be selected to ensure no noise disturbance will be caused.

Change of use from Class E(f) Creche/Day Nursery to 3no. C3 Dwellinghouses under Schedule 2, Part 3, Class MA of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).

Continued use of ground floor as self-contained flats (Use Class C3) and first floor as small house in multiple occupation (HMO) (Use Class C4) (Lawful Development Certificate for an Existing Development)

Demonstration of commencement of development in accordance with Condition 8 (Time Limit) of Planning Permission ref. 18/00253/FUL for 'Demolition of garage, erection of 2-bed detached dwelling and associated works' (Lawful Development Certificate for an Existing Development)

Continued use of two (2) single-storey buildings as four (4) self-contained flats (Use Class C3) (Lawful Development Certificate for an Existing Development)
