Variation of condition 2 pursuant to planning permission DM/19/03150/FPA for amendments to external staircase from upper balcony, garage side door omitted, boundary wall adjacent to garage door amended, amendments to drainage and external works layout around perimeter of building, garden room side extension added, circular sunken patio added, staircase to sunken patio added, garden room patio door increased in width, boundary fence added, roof windows added and amended, en-suite bathroom window omitted and TV shutter added in lieu, amendments to cladding layout and colours, garden room kitchen window added, external WC + washroom added to side elevation, amendments to ground levels, balcony balustrading amended, wall cladding to garage added.

Proposed increase in roof height of 2.8m to create an additional floor within the roof space, 1.5 storey extension to the north, south and western elevations, new boundary fencing/sliding gates, and new vehicular access off private road.

Proposed side extension, amended porch, insertion of roof lights and 2 no. cabrio style roof balconies to rear, extension to existing dropped kerb and installation of sliding gates, replacement of front boundary hedging with timber fence and re-siting of detached outbuilding door (revised scheme).

Convert garage into habitable room, demolish conservatory and replace with a single storey extension, render and hardwood (Larch) timber cladding to property, replace roof with a grey 'slate colour' concrete tile, replace windows and doors with anthracite grey upvc and alterations to driveway and vehicle access. Removal of conifer hedge to boundary and replace with 1.8 metre high timber fence.
