Erection of a summer house to side. Erection of 6ft fence to north and east of pedestrian access gate on east side. Construction of wooden access steps from footpath to adjacent garden.

Variation of conditions 2 (approved plans), 5 (garden subdivision) and 6 (bin and bicycle storage) of planning permission 18/1228/FUL (Conversion of existing house into 4 no. flats and re-building of existing barn in the back garden to create 3 no. flats) to correct the labelling of the west elevation and revise a window design in the west elevation, omit the car parking and communal garden, provide details of fencing and revise the bicycle parking

T1, Oak : Crown reduce by no more than 1.5m as per the below picture ensuring the tree retains a balanced and uniform shape; maximum diameter of cuts 60mm; reduce crown back from house ensuring 2.5m clearance; prune over fence and shed to achieve 1m clearance where possible; remove all stubs back to appropriate pruning point and remove all deadwood. Reason: Appropriate Arb Management.

T1 (012400) English Oak Adjacent to no 12 : Reduce limb growing over roof by 2.5m; prune the upper crown back to about 0.5m behind fence (grass side) T1 (97024) English Oak Adjacent to no 15 : Prune to give 2.5m / 3m clearance from house; crown lift over fence and garage to achieve 1 - 1.5m clearance. Reason: Appropriate arboricultural maintenance to ensure long-term clearance.

Construction of low retaining wall along the front and side of the property. Improvement of existing higher retaining wall to the side of the house/back garden including replacement fence and gate. New steps to the front of house to replace existing steps including handrails.

Front Garden : T1, Willow : dismantle to near ground level as tree is too close to the house and too big for its position. T2, Forsythia next to willow : reduce shrub by 2-3 metres. Works required as part of ongoing annual management. Rear Garden: H1, Cypress and leylandii hedge : reduce in height by 1 metre to the height of the fence posts to rear field. Trim annual growth on neighbours side and end profiles. Works required as part of annual hedge management.

Installation of two cabinets to house data exchange for telecommunications (Jurassic Fibre) requiring a concrete plinth for placement and a protective 2.4metre high steel palisade green fence for security
