T1, oak : reduce branches over neighbouring garden to clear roof by 2m by pruning to a suitable second order branch. Reduce branches over roof of Oak Cottage to clear 2m by pruning to a suitable second order branch. Re-shape remainder of crown by reduction of 1-2m to leave a natural form.

Remove single storey flat roof extension on side (north) elevation; reinstate opening in original north wall; render external wall on north elevation; re-roof, replace battens and insulate; repair casements and replace windows with double glazed units; replace window with French doors on North elevation; increase window opening on north elevation; dismantle and rebuild where necessary brick wall; remove lath and plaster on walls on ground floor insulate and re-plaster; lift floorboards, install underfloor heating and reinstate floorboards in in sitting room and dining room; remove clay pavers in kitchen, excavate to install foamed glass insulation, limecrete and relay salvaged pavers; create new opening between kitchen and dining room in the position where there is an existing hatch opening; remove brick infill in fireplace in sitting room; dismantle and rebuild top 5 courses of chimney on south and west elevations, and the top 2 courses on north and east elevations; bat access in north and west elevation; porch column and soffit replaced on porch on south elevation; replace casement on all dormer windows and new railings
