Conversion of workshop and vinery to create a single one bedroom dwelling, alterations to the roof and external materials, construction of attached car port, insert new windows, doors and rooflight windows. Creation of new vehicular access to include replacement of fence with new entrance gates.

Non-material amendments to planning approval 3/21/0978/HH. Overall extension size was reduced, side extension was removed. The level of the side passage and the rear garden has been lowered. 2 steps added to the front of the bi-fold doors. An existing small window on a ground floor below the staircase (removed in the initial proposal) was brought back. The width of the door leading to the side passage was reduced from 1500mm to 1000mm. The construction material of the front fence wall was changed from red multi brickwork matching existing building to a timber dark grey to match the colour of the side door. The finish of the extension was changed from white render to multi brickwork matching existing building. The finish of the flat roof was changed from sedum modules to GRP. Single skylight has been replaced with 2 skylights

Part removal of single storey side projection and removal of boundary brick wall. Construction of first floor side extension with two storey side extensions attached, incorporating a first floor rear facing terrace, single storey rear extension, front porch extension, new pitched roof and external wall to side projection with a velux rooflight window. New cedral weatherboard cladding to be fitted. New timber fence.

Construction of detached cartlodge. Remove all roof tiles and re-tile on new breathable underfelt and battens, re-using existing tiles and matching handmade reclaimed clay tiles. Brick up timber window formed in chimney breast. Alter and enlarge window to west elevation and fit metal framed window. Replace external front wooden fence with metal railings. Remove garage doors and provide a render finish, cladding the attached annexe building with black feather board. Replace doors on either side of the link (between the main house and annexe) with double glass doors and replace flat roof with a tiled ridge roof.

Repair retaining walls, reduce site levels of driveway ramp and increase hardstanding, driveway and off street car parking capacity, removal of detached garage, construction of detached garage/carport, extend front porch, utility room pitched roof replaced with flat roof, alterations to ground floor and first floor fenestration (windows and doors), replace and extend cladding, new external steps and retaining wall. Provide acoustic fencing and sustainable soft landscaping (shrubs), lay non-slip pavings and surfacing to driveway and forecourt, reposition sliding entrance vehicle gate and retaining wall.
