Replacement of existing front lounge and two-bedroom windows

Repair works to front elevation on properties 59 and 61 Main Street to include: recovering of defective Collyweston roof covering to match existing with addition of new breathable membrane; repairs to roof structure as required; replacement of non original defective rainwater goods; overhauling and repairs to timber framed leaded light casement windows to the front and rear elevations; repointing of stonework on external elevations.

Replacement and refurbishment of existing windows and doors.

Front elevation, single glazed, wooden framed casement windows x 3 to be replaced with narrow (14mm) double glazed wooden flush casement windows. Smallest window (in roof) will be replaced with cottage casement window which will be manufactured with double opening to allow escape access. All fittings will be traditional black (like for like with existing fittings). Front elevation, wooden door to be replaced with wooden door including small glazed panel, also with traditional black fittings. All new windows and door are being sourced from the Timber Windows company (Stamford office).

Loft conversion with side and rear skylights, 2no new ground floor side windows, 1no new first floor side window

Discharge of conditions pursuant to NE/21/00110/FUL. Demolition of existing attached garden-room and provision of new garden-room. Demolition of existing store building and provision of new 2 storey extension to existing house; minor alterations to existing house elevations, including replacement of existing windows and provision of new render to existing brickwork, relocation of existing main entrance and provision of new porch; and addition of solar panels. Condition 2 - material samples above slab level

(Retrospective) Replacement of 5 no. windows. 2 no. windows at the front and 3 no. windows at the rear of the property.

Variation of condition 3 (materials) to allow for the roof to be Natural Blue Slate instead of matching to the existing Collyweston Slate. Condition to be varied to state "The works hereby permitted shall be carried out using materials (including the replacement windows) to match the existing dwelling apart from the roof finish to be natural slate to match sample supplied and they shall be retained in this manner in perpetuity." pursuant to NE/22/00393/LBC - Single storey rear extension, replacement windows, replacement rainwater goods.

Additional external doors and windows to the ground floor

Non material amendment to allow allow for Unit 1 - Minor changes the rear, north eastern elevation to lift the sill level of the two middle windows increase the amount of masonry above lintel height and consequently lowering of the sill height of the two end windows Unit 2 - minor changes to lower the head height of all door and window openings to the ground floor and omission of the pedestrian door at first floor to the north eastern elevation. Site layout - reconfiguration of the pedestrian pathways consequent changes to the landscaping beds reconfiguration of the internal privacy fencing post and rail fence in place of already demolished section of free-standing stone wall adjacent to the south eastern elevation of Unit 2 pursuant to NE/21/00940/FUL - Proposed construction of two holiday lets and associated works.
