Single storey rear extension (Re-submission of NE/22/00763/LBC)

Front elevation, single glazed, wooden framed casement windows x 3 to be replaced with narrow (14mm) double glazed wooden flush casement windows. Smallest window (in roof) will be replaced with cottage casement window which will be manufactured with double opening to allow escape access. All fittings will be traditional black (like for like with existing fittings). Front elevation, wooden door to be replaced with wooden door including small glazed panel, also with traditional black fittings. All new windows and door are being sourced from the Timber Windows company (Stamford office).

Variation of condition 2 to remove the words in the condition "and ancillary to" and change the wording at the end of the condition from "The living accommodation hereby approved shall be used only in association with, and ancillary to, the occupation of the existing dwelling at 23 Newtown Road, Raunds, and shall not be used as a separate dwelling unit" to "The living accommodation hereby approved shall be used only in association with, the occupation of the existing dwelling at 23 Newtown Road and shall not be used as a separate dwelling unit, the use of the annexe for short term holiday-lets is permitted" pursuant to 13/00432/FUL - Rear single storey extension to form granny annexe accommodation ancillary to the existing dwelling.

Demolishing and replacement of existing stone boundary wall (average 2.0m high) and timber panel fence (average 1.8m high) separating Meeting Lane public foot path and house numbers 4 to 11 Wearra Close and also part number 2 Meeting lane rear garden.

Demolition of an existing garage and attached storage building and its replacement with new garage and storage structure with a self -contained play room above.

Proposed new roof to provide guest accommodation incorporating rooflights and dormers. Enclosed yard area to existing kitchen storeroom and replacement conservatory roof from plastic to rooftiles.

Change of use of public house and hotel to dwelling (including part demolition of 1 single storey extension, removal of 1 dormer, removal of 1 rooflight, extension to existing single storey extension including new pitched roof, internal and external alterations (including replacing some doors and windows), reconstruction of dormers
