Non-Material Amendment of DC/13/2505/FUL (Change of use from hotel only to hotel, residential apartments and retail unit and erection of 9 apartments. Existing 1 story extension to the back is to be demolished. New 3 storey extension / building to be built on Beach Road West. Historic verandas to the Sea Road elevation are to be reintroduced.)

Erection of Building. concrete base, wood framed , weather board clad, pitched corrugated roof, used for maintenance of existing broadleaved woodland. Secure storage of felling and extraction equipment. Work shop for preparing basic timber on site.

Listed Building Consent - Alterations in connection with the proposed change of use for the top two floors of current retail premises to re-convert them into living accommodation being a two bedroom, two storey flat, including new windows at rear of property, new doors, raising eaves by 300mm at first floor level, to form kitchen and access to outside, new staircase with maintenance of old staircase and provision of balcony and erection of balustrading (Separate Planning Permission applied for the balcony) See plans attached.

Listed Building Consent - Works include demolition of single storey extension to rear of listed building and erection of replacement single storey extension with roof terrace above. Conversion of first floor and attic of listed building to single flat/maisonette. Enlargement of 2 No. dormers and insertion of 2 No. proposed rooflights to rear of listed building. Insertion of new doorset behind existing doorset to front of listed building. Reinstatement of personnel door to side of listed building. Recladding/thermal upgrading of external walls where necessary. Insertion of new window and entrance to rear of listed building. Making good hard landscaping and boundary fence. Conversion of existing outbuilding to utility area, store and customer/staff WC. Creation of new opening in existing wall to allow access from shop to tearoom.
