The property (Avocet Cottage) has been let and occupied as a residential dwelling and let on a number of Assured Shorthold Tenancy Agreements (ASTA's) for a period of 68 months prior to the current application for a Lawful Development Certificate. A Lawful Development Certificate is sought to retain the use of Avocet Cottage as a dwellinghouse in accordance with Class C3 (a) of the Use CLasses Order.

Lawful Development Certificate (Existing) - All parts of the building and its boundaries have been exclusively used as a private dwelling for thirteen plus years. On coming to sell the property due to my parents having both passed away, it has been determined that the property has 'commercial' status. It is respectfully requested that the property's status be changed to 'residential' to reflect this usage
