Lime tree, removal to make way for double garage

The removal of a section of southern boundary rear garden hedging and its placement with fencing of a similar height. This section of hedging is diseased and dying. The section is up to 30ft long with a trimmed height of 10/11ft Planning consent C12/2396) dated 27 June 2012, contained obligations concerning our rear southern boundary to do with maintaining its integrity. We assume, to protect our neighbours privacy from being overlooked from the proposed balcony. In particular, it states:- 'Any trees or hedgerows removed, dying, being severely damaged or becoming seriously diseased within five years.....shall be replaced....' As this five year window has expired, our interpretation of the guidance is we could removed the diseased section and replace with new hedging or normal garden fencing, or, as the southern boundary is not our legal responsibility but our neighbours, do nothing. However, we feel this would be unsatisfactory as it would not provide our neighbour with adequate protection from being overlooked. A new hedge would take a substantial number of years to reach a suitable height and may, in any case, fail for the same reasons as the current hedge. We there propose to replace the hedge with fencing of an appropriate height. This fencing to comprise of concrete posts with timber panels. It would be up to 30ft in length and 11ft in height and would provide the neighbour with the same level of privacy as historically enjoyed.

Replace existing 1.8m fence and gate to back garden due to fence posts and fence being rotten, aligning fence to house edge to create extra space for recycle bins etc to be hidden from road. Replace 0.7m chain link fence bordering no 8 with a 1.8m solid timber fence, decreasing at stages (approx every 3.6m) to 1m stopping 1.6m from road side. The fence is topped with open curved diamond and is supported by concrete posts and gravel boards. The front fence is a common style mimicking most back fences in the area and with the trellis at the front it is similar with another boundary fence in the cul de sac. We plan to do more planting to soften the edges with climbing plants (e.g. honeysuckle and clematis) which will flower to attract birds, bees and other wildlife.

Lime T2 - to remove two lowest branches, one over sailing club, one on opposite side to balance tree, smaller branches over sailing club, reduce by half, crown lift to first major fork, all to reduce overshading. Oak in W2 - remove two lowest branches and major deadwood, to reduce risk to path and hut users below.

Prior Notification (Householder) - A First floor Extension over an existing single-storey bungalow. It is proposed to physically separate the property from the adjoining bungalow to form a detached residence. A section of the bungalow will be retained as single-storey to step the roof line down to the scale of the neighbouring properties facing Kingston Farm Road.
