Non Material Amendment of DC/22/2490/FUL - Demolition of the existing glazed extension to the rear elevation of a two storey residential dwelling and construction of a replacement single storey rear extension - Amendments include: alterations to the roof pitch, material changes and window/rooflight arrangements.

Certificate of Lawful Use (Proposed) - The construction of a small garden room to be used for recreational purposes to enhance the overall enjoyment of the dwellinghouse. Access to the building is via the main dwelling along the back garden. Internal access is provided by 4 sliding doors along the west elevation. High level glazing is present along the east elevation, 6 panes, and a singular window is present on the south elevation. The external walls of the small building are set back 2 metres from the boundaries on all sides and a significant proportion of the building is below the hedge line. The external walls are clad in shou-sugi-ban charred timber cladding and the roof is clad with VM Zinc Anthra, both materials match the alterations and extensions of the main house which have been given planning consent.

Construction of entrance porch. Construction of bay window to rear. Installation of photovoltaic panels to roof.

Discharge of Conditions Nos. 4 and 8 of DC/13/2545/VOC - Variation of Condition 2 of DC/12/0029/FUL - Construction of a replacement dwelling. Minor material amendment including alteration to some window and door design, removal of louvred shutters, material change of soffit from metal to timber, roof material change to sarnafil, slight dome to roof and removal of sides of garage and slight change to its footprint. Information received required by condition nos. 4, 6, 7 & 9 - 11- hard and soft landscaping details, confirmation that stable building has been demolished, details of wall facing/roof materials and contamination report.
