Certificate of Lawful Use (Proposed) - The construction of a small garden room to be used for recreational purposes to enhance the overall enjoyment of the dwellinghouse. Access to the building is via the main dwelling along the back garden. Internal access is provided by 4 sliding doors along the west elevation. High level glazing is present along the east elevation, 6 panes, and a singular window is present on the south elevation. The external walls of the small building are set back 2 metres from the boundaries on all sides and a significant proportion of the building is below the hedge line.
