Extension 1. The application is for a renewal of an identical application that was approved in 2016. 2. The site currently accommodates a small house and two sheds. It is bounded by residential property on two sides, a paddock to the rear and is on the residential fringe of Westleton. The prevailing scale in the neighbourhood is varied with traditional one and two storey dwellings with one much larger property next door. 3. The existing house is to be extended to provide a single storey garage and an additional bedroom and ground floor bathroom to make the accommodation more modern and flexible. 4. The proposed dwelling will have no openings onto neighbouring properties and is screened by hedges and fences with the principal trees and boundary hedging and fencing being retained. 5. Highway access, bin and oil storage will be unchanged. 6. The exception is to increase the height of the existing perimeter willow fence to up to 3 meters (to graduate up after a minimum of 4 meters from the roadway) along the boundary between the cottage and the new building next door to improve privacy for both buildings following the new build increasing the land elevation in their back garden and increased scale of overlooking windows. 7. External materials are limited to brick and tiling compatible with local styles. 8. No biodiversity issues are presented by the proposals. 9. The site has been checked for contamination in 2017 and 2019 with no issues being found. 10. The site is not within a Conservation Area and the building is not listed.

Non Material Amendment on DC/20/5210/FUL - New dwelling and garage. Amendments are as follows. 1 - Lounge window cills lowered to be 450mm off of FFL 2 - Dining room side window changed to french doors 3 - York Stone headers and cills to all front windows 4 - Flue to side of house in dining area 5 - Boundary wall between new house and the rosary to be made of brick piers with wood fence panel between -1200mm height fence. 6 - Building foot print handed from approved. 7 - Two storey rear element dropped to single storey. 8 - Measurements from boundary shown.

Non Material Amendment of DC/20/0694/FUL - Use of part of garden for the construction of a single storey detached dwelling house - 1. Addition of a small extension to provide a pantry and porch for the approved dwelling. 2. Minor changes to the approved scheme of fenestration. 3. Realignment of Northern boundary (in applicant's ownership) Changes to boundary treatment including reduction in height of the proposed walls to reduce impact on neighbour amenity and substitution of wall to Northern boundary with a new close board fence. 4. Omission of roof to the parking area.
