Demolition of existing conservatory and then creating a new extension across the rear of the house in line of existing conservatory (Application for a certificate of Lawfulness for a Proposed Development).

The 6 meter deep single storey extension will consist of a flat and pitched roof in materials to match existing. The height of the extension will be no higher than 3m meters to the eaves and 4m to the highest part of the roof and is therefore in keeping with general permitted development rights Class A, subject to neighbour consultation. The existing house has a stepped rear elevation and therefore the proposed extension is set no more than 6m away from the rear first floor external wall.
