Discharge of Condition 1 (Commencement), Condition 2 (approved plans), Condition 3 (roofing and external facing materials), Condition 4 (no gates, fences, walls etc. other than those indicated on approved plans shall be carried out to the southern or western boundaries), Condition 5 (no window, door or other form of opening other than those on approved plans may be installed or created in the eastern elevation), Condition 6 (surface water drainage scheme), Condition 7 (development to be carried out in accordance with S8 of the GCN Assessment), Condition 8 (how biodiversity gains will be installed), Condition 9 (external lighting), Condition 10 (Construction Management Plan) and Condition 11 (existing and proposed site and floor levels and site sections) relating to planning permission P1722/17/FUL.

Variation of Condition 12 (construction of vehicular access to be completed before occupation), Condition 14 (permitted vehicular access not be brought into use until existing northern access permanently closed) and Condition 17 (completion of car/vehicle parking area to be completed before occupation) relating to planning permission P1411/21/FUL to enable part of the development to proceed which will facilitate commencement of the whole development.

Construction of pedestrian and cycle path along disused railway starting from Bishton Lane to Sedbury Lane then onward connections to Beachley Road via the edge of Wyedean School playing fields and adjacent new housing development.

Non-material amendment to planning permission P1482/14/OUT to amend the wording of condition 14 to the following: "The development shall not begin until a scheme for the provision of affordable housing as part of the development has been submitted to an approved in writing by the Local Planning authority. The affordable housing shall be provided in accordance with the approved scheme and shall meet the definition of affordable housing in Annexe 2 of the National Planning Policy Guidance or any future guidance that replaces it. The scheme shall include : (i) The numbers, type, tenure, and location on the site of the affordable housing provision to be made which shall consist of not less than 40%of housing units; and (ii)The timing and the construction of the affordable housing and its phasing in relation to the occupancy of the market housing. The following details shall be submitted to and approved in writing by the local Planning authority, prior to the occupation of any dwelling within the proposed development; (iii) The arrangements for the transfer of the affordable housing to an affordable housing provider or for the management of the affordable housing if no registered provider is involved; (iv) The arrangements to ensure that such provision is affordable for both the first and subsequent occupiers of the affordable housing; and (v)The occupancy criteria to be used for determining the identity of occupiers of the affordable housing and the means by which such occupancy criteria shall be enforced."
