Alterations, including partial demolition (retrospective) and rebuilding of existing three-storey building with the addition of a further two-storey upward extension on top, in connection with the provision of flexible Class 'E' commercial use, including office accommodation/employment hub, together with a café/restaurant space at ground floor and roof level, associated soft and hard landscaping, upgrading of central courtyard and provision of a roof top garden, provision of car parking spaces, cycle parking spaces, refuse storage and other associated works.

Use of the site for a Howdens depot (Use Class B8) together with ancillary trade counter, showroom and offices, the laying out of the adjoining yard for customer parking and circulation space, together with retrospective consent for changes to existing building elevations comprising: (a) on the eastern elevation - erection of an external staircase from ground floor to first floor level; the replacement of existing window with new entrance doors at ground floor level; the replacement of existing door with a window at ground floor level on the eastern elevation; and installation of an access ramp and railings; and (b) on the southern elevation - replacement of existing double door with roller shutters at ground floor level on the southern elevation.

Increasing the ridge height of the main roof by 0.5m; changing the roof finish from asbestos-based corrugated sheets to low-profile fibre cement slates including 5no rooflights in the side roofslopes; erection of a new dormer with 10no windows, 2no doors and 1no rooflight in the new flat roof to form a new second floor level; installation of 3no high level obscure glazed windows to the rear elevation at first floor level; replacement of existing window with a new enlarged window covering part of the ground and first floor level to the front elevation (above the front entrance doors); relocation of 4no air conditioning units for food refrigeration from ground floor to second floor exterior; retrospective change of use from photographic studio (Sui Generis) and office (Class B1) to commercial use (Class E) for the operational and administrative functions of food storage, preparation, packaging, online sales and distribution with a smaller photographic/video studio (Sui Generis).
