Outline application, with all matters reserved for works to the west of Ship Lane which comprise: a. The erection of a single storey basement and buildings varying in height from 3 to 8 storeys b. Residential development c. Provision of on-site cycle, vehicle and servicing parking d. Provision of public open space, amenity and play space and landscaping e. New pedestrian, vehicle and cycle accesses and internal routes, and associated highways works.

Excavation to provide a basement level extension.

Alterations, including partial demolition (retrospective) and rebuilding of existing three-storey building with the addition of a further two-storey upward extension on top, in connection with the provision of flexible Class 'E' commercial use, including office accommodation/employment hub, together with a café/restaurant space at ground floor and roof level, associated soft and hard landscaping, upgrading of central courtyard and provision of a roof top garden, provision of car parking spaces, cycle parking spaces, refuse storage and other associated works.

Submission of details of a signed building contract(s) for the conversion, refurbishment, repair, restoration and extension of the whole building pursuant to condition 3 of planning application ref: 2021/04042/LBC granted 6th July 2023.

Submission of details and samples of the roofing material for the single-storey part of the extension, pursuant to Condition 9 of listed building consent reference: 2023/00651/LBC dated 26th May 2023.

Horizontal extension at 8th and 9th floor level; extensions at upper levels to create four new storeys plus plant enclosure to create Class E floorspace; alterations and refurbishment to existing windows and facades; structural alterations and repositioning of cores; creation of new and refurbished entrances on Gresham Street and at the junction of Aldermanbury and Love Lane; creation of inset balconies and roof terraces at levels 8, 10 and 12; , removal and replacement of new plant and installation of PV; public realm improvements for new hard and soft landscaping and the provision of retail frontages and retail units to Aldermanbury; provision of cycle storage and other works incidental to the development.

Variation of condition 2 (in accordance with approved drawings) pursuant to planning permission dated 08/11/2021 ref 2021/2480 (Alterations, including the comprehensive refurbishment of the existing building including elevational changes, and its upward extension by two storeys to create a third floor and set-back fourth floor level, in connection with the provision flexible Class 'E' commercial use, including office accommodation/employment hub, together with a cafe/restaurant space at ground floor and roof level, associated soft and hard landscaping, including upgrading of central courtyard and provision of a roof top garden, provision of car parking spaces, cycle parking spaces, refuse storage and other associated works). The amendments sought include the addition of an infill at first floor level above the Deodar Road access point to facilitate access to a new internal stair at first floor level; extension of external walkway; removal of internal single storey staircase with floor void infilled at ground level; internal recess squared off at ground level - works in connection with updated fire safety strategy.

Variation of Condition 2 (Approved Drawings) and Condition 14 (Demolition and Enabling Works) to provide minor material amendments to Listed Building consent reference: 2020/01842/LBC dated 20th October 2020 for the "Internal and external alterations to the Grade II Listed Town Hall. Repair and restoration of rooms of heritage significance including interventions within the Assembly Hall. Internal alterations to include new platform lifts, doorways and room layouts and general reconfiguration of ground to fourth floor. Alterations at roof level, to include lowering of the courtyard parapet to accommodate new accommodation at roof level and within a roof extension. Introduction of new lift to roof level, fire-fighting lifts and bridge walkways. Repair and refurbishment of the external stone and brickwork facades. The removal of the external access platforms and stairways and reordering of ground floor entrance to enable restoration of North Elevation, and the replacement of selected single-glazed steel windows with double-glazed steel windows". Amendments sought for the removal of northern wall within the Small Hall.

Part demolition, part redevelopment and refurbishment of the existing hotel building to provide a new building comprising 11 storeys, for a hotel (UseClass C1) and associated uses, including extension to the existing basement, a publicly accessible roof terrace, hard and soft landscaping, together with ancillary plant and servicing; and associated enabling works. (MAJOR APPLICATION).

Variation of Conditon 2 (Approved Drawings) and Condition 11 (detailed 1:20 drawings) to provide minor material amendments to Listed Building consent reference: 2020/01842/LBC dated 20th October 2020 for the "Internal and external alterations to the Grade II Listed Town Hall. Repair and restoration of rooms of heritage significance including interventions within the Assembly Hall.
