Change of use of part of the ground floor from retail shop (Use Class A1) into a large HMO (Class Sui Generis), excavation of a new basement including the formation of a new lightwell in connection with the conversion of part of the ground floor to use as a large HMO to accommodate up to 10 residents; change of use of the first and second floor level from dental surgery (Class D1) into residential (Class C3), partial demolition of the existing building and erection of rear extensions at ground, first and second floor level in connection with the creation of 7 self-contained flats (1 x studio, 5 x 1 bedroom and 1 x 3 bedroom flat) over first and second floor level; alterations to external facades to include the installation of new windows and door openings; alterations to the shopfront; erection of new boundary walls; formation of roof terrace at second floor level; provision of new cycle and bin stores.

Submission of full details of refuse and recycling storage facilities for the residential dwelling, pursuant to Condition 5; and details of particulars and samples of materials to be used in all external faces of the new building (which shall include details of the bonding and pointing of the external facing brickwork) and details of all paving and external hard surfaces, boundary walls, railings, gates, fences and other means of enclosure, pursuant to Condition 16 of planning permission reference: 2016/04696/FUL dated 7th March 2017.
