Change of use for a long-standing existing HMO from C3 to C4 use class. New in-fill front extension forming a garage conversion to allow for an additional bedroom with en-suite. Internal alterations to improve the existing layout and bedroom sizes. Single storey rear extension comprising of a flat roof to house the boiler and cylinder.

Proposals include the removal of existing external ground floor cladding systems and first floor render, before installing new external insulated render systems to the ground and first floor facades to the front and rear of the property, and to the gable wall. Furthermore, proposals include increasing roof height to accommodate additional roof insulation. Windows will be changed from white uPVC to white uPVC.

Replacement of asphalt roof coverings to main flat roofs with new Bituminous felt membrane. The height of the flat roofs is to be increased to allow for additional insulation to the roofs. Replacement of existing metal crittall curtain walling system and communal doors to front and rear elevations, with a new aluminium curtain wall system, complete with new communal doors. Replacement of existing uPVC kitchen window units to front facing elevation at walkway level with painted rendered masonry infill to lower sections, and new uPVC double glazed window units above, to provide additional fire protection.

Repair and replacement of existing roof tiles including associated structures, dormers, and roof lights on all elevations. Restoration of the timber rafters and structure that may be affected to match the existing building.

Replacement of failed timber lining to gable panels and facias of bungalows with textured and coloured tongue & groove cement fibre board linings, replacement of existing bituminous flat roof coverings with new bituminous covering and replacement of polycarbonate roof covering with twin wall polycarbonate roof sheeting.
