Conversion of garage to habitable accommodation that will be ancillary to the main dwelling + raising the ridge with dormer and fenestration alterations

Erection of a hip to gable extension on the front elevation and dormer windows to the side elevations, single storey extension to link the detached garage to the dwelling, replacement of bay window to front with front door and blocking up of existing front door, alterations to doors and windows to ground floor side and rear and rooflights to one side, conversion of garage to habitable accommodation to include the replacement of the garage door with a window, the insertion of a window to the rear, a door to the side and rooflights in both side roofslopes

Erection of single storey side extension following demolition of detached garage, removal and replacement of roof of dwelling to increase pitch and installation of rear dormer to rear with 2 rooflights to front to enable loft conversion. Creation of additional parking space at front of property through hard landscaping.

Variation of Condition 2 (Approved Plans) attached to Planning Permission 19/02869/FUL dated 17/03/2020 to substitute alternative drawings for those already consented. The proposed changes comprise the following: a) Replace the square metal clad dormer windows with traditional pitched dormer windows. b) Provide new high level roof lights to the single storey family room. c) Extend the single storey family room by 2.9m. Please note that the building will still avoid the root protection area of the adjacent trees and will not impact the Arboricultural Impact Assessment previously issued. d) Provide a timber framed and clad garage and car port to replace the consented double car port. Please note that the access to the new dwelling is unchanged from the current planning consent.
