Variation of Condition Number 2 of planning permission 21/01314/FULL6 dated 26th October 2021 (Loft conversion to create a new crown roof and rear dormer, a garage conversion, the erection of a two-storey front extension, double storey porch, part one/two storey side extension and part one/two storey rear extension) to change the approved paint finish to the front bay area to split face natural stone tiles.

First floor side extension over existing garage and replacement of existing hipped roof with new roof incorporating flat crown, dormer windows and gable end to front elevation, to provide improved accommodation in roof space

Partial conversion of garage to habitable space, two storey side/rear infill extension with continuation of main roof and dormer above, elevational alterations and removal of tree to side/rear of the existing dwelling.

Single storey rear extension with landscaping works to form rear patio, replacement of garage doors to front with windows. Loft conversion to include rear eave height raised to match front and new crown roof formed with two rear facing dormers, rooflights, addition of solar panels and elevational alterations.

T7 Black Elder - Reduce crown to 3m in height leaving 3m. T9 Sycamore - Reduce lateral branches over roof and neighbours roof to clear by 2m leaving 3-4m. T15 Horse Chestnut - Crown lift over access drive to 3-4m from ground. T32 Elder (by garage) - Fell to ground level. T36 Whitebeam - Fell to ground level. T38 Unidentified dead stem - Fell to ground level. Sycamore - Reduce crown by approx 4-5m leaving 3-4m. T54 Horse Chestnut - Fell as close to ground as practicable.

T1 Oak - Reduce size of crown by 10% (approx. 1m all over) taking back to suitable growth points and shape to keep a balanced crown. Thin the canopy by 20% and remove dead wood. T2 Lime - Reduce the canopy by 1-2m taking back to suitable growth points. Reduce lateral spread all round by 1m. Remove trunk epicormic growth up to 4m and raise the low dropping branches to 4m. G1 Leylandii - Cut back all the lateral growth over the boundary line taking back to main stem or boundary line. G2 Prunus & Hawthorn - Cut back all the lateral growth over the boundary line taking back to main stem or boundary line and remove the branches from above the garage roof. SUBJECT TO TPO BB 12 1963

T1 Sycamore - Remove low lateral branches over and behind the garage roof to give 1m clearance all round. Raise the low branches over the garden to 5m taking back to main stem including trunk epicormic growth. T2 Hawthorn - Reduce all over by 1m and cut back over hang to boundary line, shape to keep a balanced crown. T3 Maple - Remove x3 low large lateral branches over the clients garden taking back to main stem.

T1 Conifer - Reduce laterals by 2m leaving 2m as close to building. T2 Oak laterals by window - Reduce back 3m leave 8m as close to building. T3 Yew - Reduce laterals by 2-3m leaving 5-6m due to excessive shading. T4 Yew - Reduce laterals by 1.5m back from window. T5 Sycamore - Crown lift to 5m over garage as touching roof. Cedar in rear garden - Remove major deadwood and broken/suspended branch over road. Reduce 2 low branches growing west over garage roof by 2m to suitable growth points. Reduce 1 low branch growing south towards summer house by 2m to suitable growth points. Raise 2 low branches over footpath to provide a 4m above ground level clearance. Large Pine tree at front of property - Reduce to ground level. Robinia and Holly - Prune back lower branches overhanging garage roof by approximately 3m. Row of Conifer trees at side of house - Reduce height by 2m and prune sides by 1.5m. Cherry and Hawthorn trees - Prune back by approximately 2m. Row of overgrown Holly trees at rear boundary fence - Reduce height by approx 3m and prune back by 2m. Overgrown Conifer on garden fence line - Dismantle and remove.
