Alterations to roof of both blocks (1-12& 13-22 Maple Leaf Close) consisting of addition of third floor mansard roof extensions with dormer windows at third floor level to provide additional residential units consisting of a total of 2x1 bedroom flats and 2x2 bedroom flats (1x1 bedroom and 1x2 bedroom per block), with associated provision of additional parking, sheltered cycle storage and refuse/recycle storage.

Variation of condition 2 of planning permission 18/04305/FULL1 (dated 1 November 2019 for erection of first and second floor extensions over existing garage to provide 4x new 1-bedroom flats and 1x refurbished existing flat, net gain 4 units), to allow internal floor layout alterations, erection of roof formation incorporating 4 front and 4 rear dormer windows.

Elevational alterations including window openings/rooflights and construction of two storey rear extension to Flat 6 on first and second floors with conversion of resultant space into two self-contained flats (1 no. 1 bedroom and 1 no. two bedroom).

Demolition of storage shed, change of use from retail premises to 2 no. residential flats, with construction of single storey rear and rear dormer extensions along with external access stair to side and associated development (including refuse and cycle storage).

Retention of the basement, ground and part of first floor for (Class E) commercial, business and service use and change of use of part of first floor (Class Ea), second floor retail use (Class Ea) and third floor office use (Class Eg(i)) to residential use (C3), including extension of third floor and three new additional floors above to provide 64 residential apartments and a resident's gym (at second floor level), together with alterations to the sub-basement car park to provide residential car/cycle parking and refuse storage. Demolition of existing single storey side and rear additions, together with erection of two storey side to rear extension, single storey rear extension, installation of new staircase to the rear and new front entrance to enable conversion of property into 2 flats (2 x 2 bed) .

Elevational alterations. Part one/two storey rear extension incorporating 1st floor balcony, raising of flank walls and roof ridge line by 3.69M, conversion of resulting building into Class D1 use on ground floor (speculative Doctor's) for rent and 3 two bed flats with 2 parking spaces at the front & 10 at the rear, along with refuse and cycle storage.
