Demolition of the existing buildings and structures on site, including the existing sales building, forecourt, dwelling and outbuildings, and the erection of a new sales building, new pumps and pump islands, new bin store, reconfiguration of forecourt layout, removal of trees, new car parking (to include the installation of Electric Vehicle Charging (EVC) spaces), and associated works.

Removal of existing timber fence and metal mesh fence and posts. Demolition of part of ragstone wall to form access to new off street parking, including erection of low walls to the sides of the new entrance in ragstone to match existing. Creation of parking and turning area in grey permeable paving, erection of rustic post and rail fence with indigenous hedge, timber gates, and removal of 2no. leylandii trees.

Section 73 - Application for Minor Material Amendment to approved plans condition 21 (re-alignment of access road to accommodate diversion of overhead electricity cables, amendment to plots 1 to 4 and removal of trees T3, T4, T5, T6, T9, T10 G4 and G5) pursuant to 19/504348/FULL (proposal amended under 20/502932/NMAMD) for - Demolition of existing buildings and erection of 12 detached, two storey dwellings to be developed as self-build or custom-built homes by individual owners. Creation of access roads, associated parking and turning areas and the creation of a footpath link to Maidstone Road; along with landscaping and ecological enhancement works.

Removal of condition 6 to application 19/504971/FULL (demolition of 2no. barns and erection of dwelling with associated garage and works) as site has no trees within proximity of approved build and therefore an AMS survey is not required.
