Renovations and restoration of dwelling including repairs and repointing of brickwork, repairs and insertion of new single glazing to existing windows and doors, alterations, repairs and repointing of chimneys, repairs to roof, including installation of membrane and insulation, rainwater goods and eaves gutters. Demolition of single storey rear porch and garage. Removal and rebuilding of front boundary walls with new wrought iron railings, pedestrians gate and driveway gate. Internal alterations to first floor to form family bathroom and store including removal of partitions not forming part of the original listed building.

Demolish an existing 3 sided outhouse structure (2 walls brick and 1 wall studed garage door) plus a section of the boundary wall between Winthorpe House and The Lord Nelson pub. It is proposed that after demolition the brick be used to rebuild the boundary wall between Winthorpe House, The Lord Nelson pub and The Lodge. This will include the section that is currently a studed wall. It is propsed that the brick from another section of wall inside The Lodge (but not a boundary wall) will be demolished and the brick used to form a new boundary wall with Winthorpe House to replace the studded garage door section.

Extension to existing garage, repair/reconstruction of boundary walls reinstatement of railings, new dwarf wall and railings, and repair/refurbishment of roofs.

Construct single-storey greenhouse & raise lintel to detached garage. Lower window cill & provide new back door. Replace railings to front boundary.

Rebuild part of boundary wall and rebuild west elevation and roof of garage/outbuilding
