Erection of buildings of up to 10 storeys accommodating 78 residential units (Use Class C3) alongside 541 sqm (GEA) retail floorspace (Use Class E) and 194 sqm (GEA) community use floorspace (Use Class E / F.1 / F.2) at ground floor. Associated car and cycle parking. Associated landscaping works. New vehicular access from Earlham Grove and other associated works. (Application site is located within Forest Gate Town Centre Conservation Area, adjoining Woodgrange Estate Conservation Area and affects the setting of a Grade II Listed Sculpture called "The Preacher").

Section 73 application to vary condition 2 (approved plans and documents) - to revert to the original intention which was to build along the face of the existing building, attached to planning permission 17/01540/FUL dated 21/09/2017 (as varied by 20/02275/VAR dated 19/01/2021), which granted full planning permission for: "Demolition of existing three storey retail and residential building. Erection of new part three and part four storey residential building to provide five flats and two houses"

Section 73 application to vary Condition 2 (Approved Plans and Documents) attached to planning permission 17/04105/FUL dated 12th February 2018 which granted full planning permission for: "Demolition of existing building and erection of new 6 storey building comprising retail floorspace at ground floor and 5 storeys of residential accommodation above (1 x 1 bed, 6 x 2 bed and 2 x 3 bed) (Application site is within the Stratford St.Johns Conservation Area and Affecting the setting of the Grade II Listed Church of St John the Evangelist and its Grade II Listed Railings)."

Demolition of the existing building and construction of a new three storey building with lower ground floor to accommodate 2No. retail units and 3No. residential dwellings (Application site is located within Forest Gate Town Centre Conservation Area).

Prior approval for change of use of the existing retail to 1 x 2 bedroom residential flat.
