Proposed redevelopment of site to construct a 3-storey 40,473sqm (GIA) storage and distribution warehouse (Use Class B8), including provision of 275sqm of flexible storage and distribution/retail use (Class B8/A1/A3) at ground level and associated servicing yards, multi-level staff parking facility, new access, roof level staff amenity area, new landscaping and public realm and associated works. Proposals also include re-positioning of wharf access road and new roundabout within north-eastern part of the site. This application site affects the setting of Listed Buildings and Structures. This application is accompanied by an Environmental Statement for the purposes of Environmental Impact Assessment under The Town and Country Planning (Environmental Impact Assessment) Regulations 2017 (as amended).

Proposed conversion and extension to existing basement including lightwell to front, construction of ground and first floor rear extensions, loft conversion with rear dormer extension including front roof lights, to create in total 13 x residential flats comprising of: 12no. 1-bed flats and 1no. 2-bed flat together with the refurbishment of building, cycle storage and landscaping works.

Section 73 application to vary Condition 2 (Approved Plans and Documents) - material alterations to the roof and elevations, attached to planning permission 20/02457/LA3 dated 18th March 2021 which granted full planning permission for: "New build extension and refurbishment to existing school incorporating a new single storey entrance pavilion, single storey SEN pod, sports hall & changing room and staff room extension. Including remodelling work to the existing building as well as associated landscaping works."

Redevelopment to form part 3, part 4 storey building comprising 7 flats (4x1 bed, 3x2 bed) at first to third floors, with ground floor commercial units (funeral directors, chapel of rest and associated management suite) fronting Plashet Grove and Katherine Road; with associated alterations including formation of roof terraces, external access staircase, cycle and waste storage, and landscaping works.
