We have recently bought 2 Butts Corner. It is a holiday let, and has been for some time. We had a fire risk assessment done. Relevant recommendations were as follows: a. the automatic smoke detection needs to be upgraded to a D1 LD2 system installed to the requirements of BS5839p6. This system should consist of mains powered, wirelessly interlinked smoke and heat detectors. There should be a heat detector located within the kitchen, smoke detectors on escape routes ie landings and hallways, within all habitable rooms, and within all bedrooms. b. It is required to install a fixed emergency lighting system on the escape route to aid escape in the event of power failure at night. These lights can be surface mounted, integrated into the existing lighting or recessed. All emergency lighting should be installed by a competent electrician as per the recommendations contained within BS5266. c. The bedroom doors appear to be of solid wood construction however will require upgrading. These doors can be treated on the risk side of the door with intumescent paints such as 'envirograf'. The door on the ground floor that protect the escape route are poorly fitting and have excessive threshold gaps. This door requires replacing. Note that all doors should be upgraded to feature cold smoke seals and intumescent strips and self closing devices to ensure that doors are kept closed. Do these upgrades require us to apply for listed building consent?
