Non material amendment to application 21/P/1220/RM (reserved matters (appearance, landscaping, layout and scale) for 425 residential dwellings (Use Class C3), 300 sq m commercial floorspace (Use Class E), along with associated open space and landscaping, including discharge of conditions 3 (Reserved Matters), 11 (access for rhyne/watercourse maintenance), 13 (foul water disposal), 14 and 15 (hard and soft landscaping), 16 (landscape management plan), 17 (tree protection fencing), 20 (detailed highways plans), 23 (landscape ecological management plan), 24 (dark vegetated corridor), 25 (ecological constraints plan), 30 (energy strategy), 31 (finished levels), 32 and 33 (materials samples), 34 (boundary enclosures) and 35 (service equipment) associated to outline planning permission (ref. 16/P/2758/RG4 amended by 20/P/0692/NMA)) to allow for revision of house type plans and elevations affecting 4x housetypes.

T1 - English Yew - Mature specimen. Rooted tightly between house and road boundary retaining wall. Reduce eastern aspect of crown to give 1-1.5m clearance of building and shape to give the tree a balanced crown outline. Crown lift to give 2m clearance above ground level in the garden and 5.2m clearance above road level on western/ roadside aspect of crown (Highways Regulations). Also, sever ivy at base using hand tools only.

Leyland Cypress - reduce to their previous trim; We will prune back the sides without spoiling them; Eucalypus at rear of property - Fell to patio level; Irish and Common Yew to the side of the property - trim back over the wall and remove dead branches in the common yew; Judas Tree - remove dead branches; Robinia - fell to approx 6 feet; Laurel - along the boundary of the property - prune back to lawn edge. - Leylandi - there are several tall trees at the front of the property which now overhang the pavement. These have been reduced in the past but have now bulked out again. The trees need to be reduced to their previous trim. We will prune back the sides without spoiling them. - Eucalypus Tree at rear of property. This large tree is now dangerously close to the house having grown tall and started to lean. Fell to patio level. - Irish and Common Yew - to the side of the property. Trim back over the wall and remove dead branches in the common yew. - Judas Tree - remove dead branches - Robinia Tree - Large compromised robinia is now hazardous to neighbouring property. Fell to approx 6 feet. - Laurel trees - along the boundary of the property. Prune back to lawn edge.

G1 - Holly, Bay, Ash - Reduce back to boundary. T1 - Ash - Reduce away from house by 2m. T2 - Grisilina - Fell. T3 - Holm Oak - Fell.
